Across the ten markets, 5 posted a higher median than the prior month and 5 posted a lower one. The largest move up was Maitland at +9.54%, and the largest move down was Longwood at -9.59%.

Month-over-month median swings of this size are common in markets that close a modest number of single-family homes each month, and they usually reflect the mix of what sold rather than a change in what any given home is worth. The smaller the market, the more a few closings move the number. Read these alongside months of supply, which moves more slowly and describes the balance between buyers and sellers more reliably than price alone.

Supply across the ten ranged from 2.47 months to 5.65 months. As a rough guide, lower supply favors sellers and higher supply gives buyers more room, though the classification shown for each market follows RPR's own labeling rather than a fixed threshold we apply ourselves.

How to read these numbers

Every figure on these pages comes from a single source, the RPR Market Activity report for Single Family Residence, pulled on the same date for all ten markets so the month stamps match. We do not mix sources and we do not use consumer portals.

Days in RPR is not the same as Stellar MLS days on market. We label it accurately rather than presenting it as MLS DOM, and we are working to publish true Stellar figures alongside it. Months of supply and market classification follow RPR's own labeling for the period.

Medians move with the mix of what closed, not only with underlying value. Read the three-month direction rather than any single month, and treat a market-wide median as context rather than as a valuation of a specific property.

One further note on geography. Eight of the ten are city boundary geographies; Dr. Phillips and Lake Nona are reported on ZIP geography because neither is an incorporated municipality with a boundary RPR reports against. That distinction matters when comparing them to the other eight, since a ZIP footprint and a city boundary do not enclose the same housing stock.
