Privacy Policy
This page says what seanandbarb.com collects, why, and what you can do about it. It is written by us, Sean Spencer and Barb Vance, real estate advisors with Premier Sotheby's International Realty in Lake Mary, Florida.
The Short Version
The site collects what you choose to send us and some basic visit data. We use it to answer you and to run the site. We do not sell it.
What You Send Us
When you fill out a form we get what you typed. That is usually your name, email and phone number, and sometimes a property address, a message or a few details about your situation. The form also tells us which page you were on.
If you reached the site by scanning one of our QR codes, the form carries a short tag saying which code it was. That tag stays in your browser for the visit and is gone when you close the tab.
The Chat Assistant
The Ask 24/7 chat is answered by Seba, an AI assistant, not a person. What you type is sent to Anthropic, the company that makes the AI model, so it can write a reply, and it may run a web search to answer you. A short summary of the conversation may be stored for up to 90 days. If you type a phone number or an email address into the chat, the conversation is also sent to us so Sean or Barb can follow up. Please do not put anything in the chat you would not put in an email.
Home Search
The home search and listing pages run on iHomefinder, our MLS search provider. If you create an account, save a search or ask about a listing there, iHomefinder stores that for us and its own privacy policy applies.
Visit Data
We use Google Analytics to see which pages get read, roughly where visitors are, what kind of device they use and which buttons get tapped, such as a call link or a form. Google sets cookies in your browser to do this.
Our host, Cloudflare, sees your IP address and browser details when it delivers the pages. Maps load from Esri and videos from Cloudflare, and they see the same when they deliver them.
Tools on the Site
The mortgage, tax and seller calculators run in your browser. The numbers you enter are not sent to us.
If you type an address into the school zone lookup, it is sent to a mapping service to find it. That is Google, Photon or the U.S. Census Bureau, depending on which one answers.
The physician relocation guide can save your notes. They are kept under your personal guide link for about 18 months after you last open it. We get a short email when a guide is opened or when notes or a checklist are downloaded.
How We Use It
We use what you send to reply to you, to send what you asked for, such as the monthly market report, and to stay in touch about real estate. We use visit data to see what is working and fix what is not.
We keep your contact details while we are in touch with you, or until you ask us to delete them.
If you become a client, your transaction runs through Premier Sotheby's International Realty and its own privacy policy covers that work.
Who Else Handles It
We do not sell your information. It is handled by the services that run the site for us. Those are Cloudflare for hosting, Google for form storage and analytics, iHomefinder for home search, Anthropic for the chat assistant and Resend for the notices the site emails us. We may also share it when the law requires it.
Advertising
We do not run advertising pixels on this site today. If we add tools from Meta or LinkedIn to measure our ads, this page will change first and say what they collect.
Your Choices
You can ask what we have about you, ask us to correct it or ask us to delete it. Email [email protected] or call (407) 383-0707 and we will take care of it.
You can stop our emails at any time by replying to one and telling us. You can block analytics cookies in your browser settings, and the site will still work.
Children
This site is for adults buying and selling homes. We do not knowingly collect information from children under 13.
Changes
If what we collect changes, this page changes with it and the date at the top moves.
